Repairs
Can an old sliding door still be repaired?
In most cases, yes. Older aluminum frames are sturdy, and rollers, locks and seals for them are still available. Repair usually costs far less than replacement.
Why has my slider gotten so heavy to open?
Either the track is full of debris or the rollers have worn flat. Clean the rail first; if nothing changes, the rollers need replacing.
What is that scraping sound when I open the door?
Usually a broken or flattened roller letting the bottom of the panel rub the rail. It gets worse with time and can damage the track.
My door fell off the track. What should I do?
Leave it in place, keep children and pets clear, and call us. Heavy glass panels can topple, and something is usually broken underneath.
Do you work on older or discontinued sliding doors?
Yes. We carry common roller and lock sizes for older doors and can usually source or adapt parts for the rest.
Do you fix sliding screen doors?
Yes, including new screen rollers and latches and rescreening, so the screen glides as well as the glass door.
What brands do you service?
Most aluminum and vinyl patio door brands found in Seminole County homes, from builder-grade doors to heavier impact models.
Costs & payment
What does a sliding door repair cost in Sanford?
Our rates begin at $149 for roller and track jobs, $79 for locks and handles, $99 for drafts and leaks and $299 for new glass. Larger or specialty doors can cost more, and you get the exact price before we begin.
Is there a charge to come out?
No. Looking at the door and quoting the repair is free, with no obligation.
Why could my repair cost more than the starting price?
Hard-to-find parts for very old doors, oversized or impact glass, extra panels and a damaged rail can add time and material. We tell you first.
Do you need payment in advance?
No. We collect payment after the repair, once you’re satisfied the door works.
Which payment methods do you take?
We accept cash, check and all major cards.
Is the work guaranteed?
Yes, with a 6-month warranty on parts and labor. If something we repaired fails in that window, we return to fix it.
Rentals & older homes
Do you work with landlords and property managers?
Yes. We can schedule directly with tenants, send photos of the problem and the finished repair, and invoice the owner or management company.
Can you repair doors between tenants?
Yes. Tell us the turnover dates and we’ll fit the job in before the next lease starts.
My home is in the historic district. Can you work on it?
Yes. Many older Sanford homes have sliders added to back porches or Florida rooms, and we repair those like any other.
Why do oak trees cause sliding door problems?
Leaves, pollen and small debris collect in the bottom track and grind under the rollers. Regular vacuuming during pollen season makes a big difference.
Which areas do you cover?
All of Sanford, including Historic Downtown, Georgetown, Goldsboro, Lake Monroe waterfront, Mayfair, Hidden Lake, plus Lake Mary, Heathrow, Winter Springs, DeBary.
Should I replace or repair a slider in a rental?
Repair almost always makes more sense. A tight, smooth, locking door is what tenants need, and that rarely requires a new door.
Scheduling
How quickly can you come to Sanford?
Most visits are booked within a few days, and sometimes the next day. Call or text for the first available time.
How long does a typical repair take?
Around one to two hours for most roller, lock or seal jobs. Glass replacements may need a second visit once the glass arrives.
Do I have to be there during the repair?
We just need an adult to open the door for us and okay the quote. At a rental, the tenant or your manager can do that.
Is it helpful to send photos?
Very. A picture of the bottom of the door, the track or the lock lets us bring the right parts.
Can I schedule a call back?
Yes. Enter your number in the call-back box, choose a time, and we’ll call you then.
Upkeep
How should I clean a sliding door track?
Vacuum out debris, wipe the rail with a damp cloth, let it dry and add a small amount of dry silicone spray.
Is WD-40 or grease okay on the track?
No. Oily products attract dirt and pollen and make the door harder to move. Dry silicone spray is the right choice.
How often should I clean the track?
Every month or two, and more often in spring when oak pollen is heavy.
What is the lifespan of sliding door rollers?
Often 10 to 20 years depending on use and panel weight. Grinding or a heavy feel is the sign they’re done.
Can I adjust the door height myself?
Usually. Small screws near the bottom corners of the panel raise or lower the rollers. If turning them doesn’t help, the rollers need replacing.
